Home sales jumped in December.1 • Existing-home sales: Up 9.3% YoY o Largest annual gain since June 2021 • New-home sales: Up 6.7% YoY2 Prices and inventory improved. • Home-price growth slowed, giving buyers some relief.3 o ↑ 3.4% YoY o Softest growth since 2011 • Inventory climbed to its highest level since mid-2020. 3 o Homes for sale increased 22% YoY o Inventory levels rose in 95% of major markets Buyers and sellers are increasingly optimistic.4 • Fannie Mae Home Purchase Sentiment Index (HPSI) increased 2.7 points YoY. • Outlook on buying conditions: +11 points YoY • Outlook on selling conditions: +9 points YoY Sellers came off the sidelines in January.5 • Newly listed homes: ↑ 10.8% YoY | ↑ 37.5% MoM o Largest December to January increase since January 2020 • Homes actively for sale: ↑ 24.6%YoY o 15th straight month of growth New homes are providing buyers with more options.6 • New single-family home inventory up 10% YoY in December • Represents 8.5 months’ supply at current building pace • Completed, ready-to-occupy inventory up 46% YoY
